US County Deed Parser

From 70–80% accuracy to 95%+ across 240 counties.

The problem

A US property-intelligence operator was parsing 7,000–10,000 deed documents per day across 240 counties, each with unique formats. The incumbent vendor's extraction efficiency peaked at 70–80%. Every gap was filled by manual back-office labor, driving rework, cost volatility, and a ceiling on daily throughput.

The system we built

A custom ML-based document intelligence pipeline built on the TerraEdge AI Framework. End-to-end from upload to structured output. A dedicated TerraEdge AI team tuned the models per county, with MLOps for continuous retraining and drift control. Our innovation team layered in process-level optimization.

What this means commercially

At the original 70–80% extraction baseline, the operator carried a structural back-office cost line — manual rework absorbing 20–30% of every batch. The 95%+ baseline removes that line entirely while compressing daily throughput from 7,000 to 20,000+ deeds. Payback on the original POC: under 4 months. Three years in, the cost displaced has compounded into a multi-million-dollar operational saving — and the operator now publishes operational SLAs to its end clients that it couldn't have quoted before.

20,000+
Deeds processed per day (from 7,000)
40–50%
